A Sun-Soaked Mediterranean Villa Near Cannes Just Listed for $9.64 Million
The Mougins estate sits on over an acre of land with terraced gardens and a swimming pool.
Just in time for the French Riviera’s glittering summer season, an idyllic hillside villa has come to market in Mougins, a picturesque commune in southeastern France’s Provence-Alpes-Côte d’Azur region, about a 15-minute drive from Cannes.
Set on more than 4,000 square metres landscaped grounds, the sun-soaked residence has been renovated and spans 400 square metres, with five bedrooms and five bathrooms. A suite of wellness amenities—including a sauna, hammam, and massage room—adds to the home’s resort-like appeal. The property is listed for $9.64 million with Quentin Mac Pherson of Côte d’Azur Sotheby’s International Realty.

An antique-style garden fountain and wedge-shaped fieldstone veneers set the tone at the entrance, where an arched wooden door opens into the home. Just inside, a kiva-style fireplace anchors the living room, which offers generous lounge space and flows seamlessly to a covered patio with alfresco dining via floor-to-ceiling glass doors.
Rustic wood-panelled ceilings continue through the interiors, leading to a skylight-capped kitchen outfitted with built-in shelving and a banquette-style seating nook. Nearby, the dining room accommodates up to eight and provides direct access to the rear covered patio. Elsewhere in the Mediterranean villa, a spacious primary suite includes an intimate en-suite bathroom with dual sinks, a rain shower, and built-in storage for toiletries.

A stone-crafted staircase spirals down to the home’s lower level, where its most indulgent features are found. Here, a serene massage room sits just before a dry sauna, while a massive wine cellar, hammam, and gym round out the space.
Relaxation continues outdoors, where patinated stone steps lead down to a swimming pool framed by an expansive shaded lounge area and a pool house for cooling off after a dip. Additional gardens and manicured grounds extend farther across the rear of the property.

Last month, another sprawling compound in the area—complete with a private wellness complex—hit the market for just under $42.3 million. Along with a spa and a 20-metre heated pool, the property, like this one, offers ample room to roam. That sense of space is increasingly driving demand for larger estates in the French Riviera’s quieter enclaves, according to an ultra-prime report from Côte d’Azur Sotheby’s International Realty.
