A Point of Difference
Commanding harbour views, house-sized proportions, and interiors by Alexander &CO. make Lendlease’s One Darling Point a compelling proposition for apartment living at the very top end of Sydney’s property market.
For buyers accustomed to substantial homes in Sydney’s eastern suburbs, even the most prestigious apartment address can come with a familiar set of questions. Will there be enough room to entertain? Somewhere to display the art? And, perhaps most importantly, will the views justify surrendering the garden?
At One Darling Point, Lendlease’s forthcoming residential development overlooking Sydney Harbour, the answers are looking decidedly encouraging.
Designed by acclaimed Australian architect Alec Tzannes, with interiors by Alexander &CO., the 17-storey building will comprise just 41 residences, occupying an elevated position between Darling Point’s leafy residential streets and the considerable conveniences of Edgecliff. The apartments begin on Level 7, taking advantage of a remarkable panorama that encompasses the Harbour Bridge, Opera House and city skyline, with eastern outlooks extending towards Double Bay and Vaucluse.

The development makes a particularly persuasive pitch to Sydney’s well-heeled downsizers with its seven four-bedroom residences, offering generous internal areas ranging from 220 to 262 square metres. In a market where space is increasingly prized, that sort of breathing room is no small selling point.
For Tzannes, whose practice has helped shape contemporary Sydney’s architectural character, the ambition was to create a building that belonged to its setting rather than simply capitalising on it.
The architecture takes its cues from the sandstone headland, the harbour’s contours, and the area’s distinguished tradition of brick apartment buildings. Its gently curved form and carefully detailed brickwork are intended to give the building a sense of permanence.

“The external materials were chosen to connect the architecture with the Sydney tradition of fine brick apartment buildings,” Tzannes explains. The result, he hopes, will be a building that ages gracefully and feels “as though it has always been part of this place.”
Inside, Alexander &CO. has approached the residences with a similarly long-term view. Founder and principal Jeremy Bull is known for interiors that combine architectural rigour with an assured understanding of materials, and One Darling Point provides considerable scope for both.
Entry foyers are conceived as proper arrival spaces, rather than perfunctory passages, while the living areas employ natural stone, timber veneers, and carefully calibrated finishes to create an atmosphere more suggestive of a private house.
“We wanted people to walk in and immediately sense warmth, calm and a subtle, worldly sophistication,” Bull says.

That thinking extends to the kitchens, where Wolf and Sub-Zero appliances sit alongside substantial stone surfaces, and bathrooms appointed with Australian-made Brodware fittings. Buyers of the three- and four-bedroom residences can select between two interior palettes: Harbour, with its Taj Mahal quartzite and darker timber accents, or Horizon, which introduces the drama of Black Forest granite and walnut-toned finishes.
The larger four-bedroom apartments also benefit from more extensively equipped butler’s pantries, secondary bedroom suites with walk-in wardrobes and ensuites, and additional detailing throughout.

Beyond the apartments, the development is designed to make everyday life considerably easier. A porte-cochère provides a suitably gracious arrival, while a dedicated residential lobby, concierge service and secure parking add a measure of privacy and convenience. A residents’ wellness area on Level 4 will include a spa, sauna, steam room, and cold plunge.

There is also a thoughtful nod to the neighbourhood’s architectural history. A publicly accessible pedestrian link will incorporate the heritage-listed 1941 Commonwealth Bank building, while new retail and hospitality tenancies are intended to bring activity to the surrounding streets.
For buyers considering the move from a large family home, the combination of generous proportions, privacy and everyday convenience may prove every bit as compelling as the finishes.
Construction is already underway, with completion slated for late 2028.
