Property of the Week: Ōtium, Bellevue Hill
Eight residences above Cooper Park pair house-like proportions with sweeping greenery and skyline views in one of Sydney’s most tightly held neighbourhoods.
There are few things harder to come by in Bellevue Hill than space, privacy and a view that isn’t into somebody else’s living room. Ōtium, a new eight-residence development taking shape at 206B Victoria Road, has the considerable advantage of Cooper Park as its backyard.
Designed by award-winning architecture practice MHN Design Union, the building uses its Victoria Road frontage to open towards the reserve’s dense green canopy. A north-western orientation brings natural light into the residences, along with views across the treetops to the Sydney skyline.
Rather than treating the park as scenery, MHNDU has made it an organising principle. Broad openings, private terraces and living areas face the trees, while the architecture itself changes character from front to back. Brickwork gives the Victoria Road façade a solid, almost monolithic presence; on the park side, the building becomes considerably more open.

Inside, interior design studio Ennen & Co has taken an equally restrained approach. Natural stone, marble, bespoke joinery and deep-green tiling provide texture and colour without overwhelming the rooms, which have been conceived as a backdrop for art, furniture and, crucially, their owners’ tastes.
The development comprises just eight homes: a garden residence, six upper-level apartments and a penthouse. The garden residence has the most immediate relationship with the landscaping, while the penthouse capitalises on the site’s elevation, looking across Cooper Park towards the city.
There is also a communal rooftop terrace, providing residents with another outdoor space for everything from morning coffee to entertaining, beyond the private terraces attached to individual residences.
Ōtium is being developed by Concretive and built by Ultra Building Co, with construction already underway. The project is expected to top out in the coming months and reach completion by the end of the year.

Its Bellevue Hill address puts Bellevue Road Village close at hand, with Plumer Road, Double Bay and Bondi Junction extending the options for dining, shopping and transport. Cooper Park offers walking trails and tennis courts on the doorstep, while the eastern beaches and Royal Sydney Golf Club are a short drive away.
For selling agent Daniel Ungar of Ray White Double Bay Projects, it is the combination of apartment convenience and house-like scale that has struck a chord with buyers.
“Ōtium has resonated strongly with buyers because it offers a combination that is increasingly difficult to find in Bellevue Hill: generous, house-like proportions, privacy and a genuine connection to nature, without the maintenance of a freestanding home,” Ungar says.
For eight buyers, the prospect is an enticing one: a home suspended above one of the eastern suburbs’ great green spaces, with the city still firmly in sight.
