This $93 Million Mansion on Dubai’s Exclusive Palm Jumeirah Comes With a Private Beach

Dubai‘s Palm Jumeirah, a series of man-made islands that form the shape of a palm tree, has long been shorthand for the glittering city’s most ambitious real estate. Case in point: a 1,672 square metre contemporary villa set along a sandy beach with wide views across the Arabian Gulf. The five-bedroom spread favours clean lines and a graphic, modern look over anything overtly ornate.
The massive house keeps things restrained with a simple, rectilinear façade and a broad front lawn with sculpted plantings on either side of the oversized front door. The layout unfolds quickly, with a cavernous combined living and dining area that flows into an open kitchen that’s centered around a substantial marble island. A separate prep kitchen sits just out of sight, perfect keeping the main space feeling calm and uncluttered.

That same clarity of design carries through the private rooms. All five bedrooms are individually finished with custom lighting, built-in wardrobes, and en suite baths, while large picture windows keep the focus squarely on the water. The primary suite is, of course, the most impressive, featuring a crystal-carved bathtub positioned to take in the sea views.

Palm Jumeirah continues to set the tone for Dubai’s luxury housing market, even as new waterfront neighbourhoods come online. The island recently logged its most expensive villa resale at AED 161 million, along with one of the highest price-per-square-metre figures of 2025, according to the brokerage behind the deal.
Against that backdrop, an asking price of roughly $93 million places this home squarely in the upper tier of the market. According to Knight Frank, Dubai now leads the world in $10 million-plus home sales, with activity in that bracket matching London and New York combined—a reminder of just how strong demand remains for private beachfront living on the Palm.
