A few months after boldly announcing plans to deliver Sydney a world-class and rather luxurious wave pool, the Wisemans Surf Lodge has today unveiled a unique investment opportunity that ultimately sells the venture as a property play.
Set to operate as a property trust — the 45-acre resort on the banks of the Hawkesbury River an hour from the CBD is offering ownership stakes from an accessible $30,000.
Like shared ownership of a winter lodge (and make ours Telluride, thanks), investors are optioned preferential memberships (from $3600p.a) and subsequent levels of property use, which boasts the wave pool and also luxury accommodation, golf, dining and a claimed 6-7% annual yield.
Stakes are capped — soo too memberships — as the group driving the project, Balnce, looks to raise $120 million with the Lodge expected to be up and running in late 2022.
The project has been described as the ‘Soho House of surfing’ — a differing watery venture to that offered by URBNSURF’s planned $50 million Homebush pool that will work on a ‘turnstyle’ public approach as it does in Melbourne.
Furthering its unique appeal and obvious desire to deliver a heightened experience, Wisemans has tapped leading Sydney architect Kelvin Ho of Akin Atelier, award-winning landscaper Will Dangar (Dangar Barin Smith) and recently announced that chef David Moyle and his wholesome Byron outfit Harvest would open its first Sydney venture on site (replete with an acreage to grow produce).
Elsewhere you can expect yoga, golf, surf lessons under the direction of Olympic coach Bede Durbidge, sauna, gym, kids club, river access for wakeboarding and waterskiing and more.
As for the waves — Wisemans Surf Lodge will employ Surf Loch’s A-frame technology, which creates bi-directional waves that peel from the centre of the 12,600 sq/m pool and which will produce 10-12 second ride lengths at 17-20 second wave intervals and alleged 12-14 waves minimum per surfer per 1-hour session.
